The best measure you can take to ensure success in your rental agreement is to ask the right questions! While you may have many questions that are specific to your individual situation, the list below includes general questions every tenant should be sure to ask.
- How much is the rent?
- When is it due each month?
- Is there a grace period, or do you penalize late payments?
- Can/will the rent be increased, and under what circumstances?
- Am I allowed to have pets?
- If there are damages or maitenance issues, who will pay for them?
- How much is the security deposit, and under what circumstances can I have it returned?
- What are your policies on subletting?
- Which utilities are covered, which are not, and how much will these cost?
- What is your privacy policy of entering the unit? (i.e. does the landlord claim the right to search or show your apartment without your permission? If so, this is illegal!)
- How much notice must I give to terminate my lease without being penalized?
- How much notice will you give if you intend to evict me?
It is equally important to ask the right questions about your safety. Check to see that:
- There are smoke detectors and carbon monoxide detectors that are in working order
- Windows and doors are solid, in good condition, and able to lock.
- There are sufficient exits in the case of an emergency.
- There is a fire extinguisher nearby or in the unit itself. If not, request one.
The true rule of thumb is: if you are even remotely curious as to your landlord’s policy or stance on an issue, whether it is specific and financial or a vague lifestyle question, DO NOT HESITATE TO ASK! When it comes to specific policy, go an extra step and have them give it to you in writing so there is no question and no risk of future miscommunication.
