Pat Overom, of ICS Consulting, is acting as the owner’s representative for St. Olaf and as the technical extension of the college’s staff managing the day-to-day operations of this project.
Architect
We distributed a Request for Qualifications for Design Services to six firms. Of this pool, the selection committee comprised of College staff, Larry Stranghoener from the Board of Regents, and the owner’s rep interviewed three firms and have engaged WorkShop Architects (WSA) for this work. WSA is the firm that conducted the Student Housing Market and Demand Analysis that was presented to the Building and Grounds Committee and the Board in fall 2018. WSA also did the early conceptual design work that Buildings and Grounds members saw at their April 2019 meeting.
Contractor
We distributed a Request for Qualifications for Construction Services to five firms and invited three for interviews. The contractor selection committee included College staff, Larry Stranghoener from the Board of Regents, the owner’s rep, and WSA. The Boldt Company has been engaged for this work. Boldt has a long-standing history of projects at St. Olaf and has also partnered with WSA on a student housing project at Carthage College in Wisconsin. Both Boldt and WSA are being asked to competitively bid their subcontractor work and to provide an “open book” to ensure the College is aware of the various costs of the work associated with this project.
